Livtopia operates entirely by commission paid by the Sellers of properties. We have the same contractual agreements with all of the developers, builders and homeowners who are interested in the buyers we represent and they are willing to forgo the commissions that might otherwise go to the seller's representative - your traditional real estate agent. The Buyer's Representative Agreement we ask you to sign ensures us that the commission will be paid in the event that you purchase from one of our sellers.

The real estate industry in Mexico and all Latin America is almost totally un-regulated. Agents have varying degrees not only of language but of professionalism generally and unscrupulous agents are not as uncommon as the industry would like.
Livtopia is uniquely qualified to handle your property search, negotiations, every phone call and email, in close partnership, to close on a property and a process that meets your every expectation.

3. With Livtopia there is no chance of language miscommunication.

Livtopia is fully bilingual, we speak English and Spanish. And most of the people working with Livtopia are fully bi-cultural and understand what's expected from an American services firm. Livtopia lives up to American real estate standards and practices and we're putting those standards into place in the Spanish language and Latin American marketplace.

4. Livtopia is a member of AMPI, the Mexican Professional Real Estate Association, and we're registered with the equivalent organizations in all the countries where we're leading the industry.

The purchase price of the property you purchase through Livtopia is ultimately not affected. All of the sellers, developers, builders and homeowners, pay the same commission irrespective of whether the buyer retains an agent. In the absence of a buyer's agent, the full commission is paid to the seller's agent. Again, the volume of Livtopia's sales allows us to negotiate a percentage of the sales commission that's fair to all parties.
